Total Williamson County, Tn saw a whopping 51.5% increase in number of single family homes sold over November of last year AND a 15 day DECREASE in the average time spent "active" on the market.  Year to date Williamson County's robust housing market is reporting a Total Units Sold increase of  more then 27%, an average Home List price increase of 1.2%, an average Home Sale price increase of more then 2% ...and more then a 9 day decrease of Average Time spent on the market!

The Cool Springs corridor of Franklin continued to lead the way in November with a staggering 89.5% increase in Monthly Unit Sales.  This community also saw it's Average Sales Price increase by more then 3% and the area's Average Time on the Market decreased by 29 days!!

October Real Estate Market Report for Williamson County: Numbers Continue to Encourage http://www.previewnashvillerealestate.com/blogpost-82854/October-2012-Real-Estate-Market-Trend-Report.html The real estate market report for Williamson County shows continuing increasing trends for the month of October with growth across the board in the number of closings, average sales price, and a decrease in the number of days on the market for homes for sale in Williamson County on average.

Homes for sale in Brentwood, TN showed especially encouraging numbers with an overall increase in units sold at 19.7% over this time last year, as well as the average days on the market decreasing by over three weeks.

In Franklin, the average sales price for homes continues its upward trend with a 14.2% increase over 2011 and a four year high that continues to keep the value of homes for sale in Franklin, TN well above the $400K mark.

Homes for sale in Franklin, TN are selling up to three weeks faster than they did this time last year. Brentwood, TN is also enjoying a quicker turn-around, selling homes almost two weeks faster. Overall, homes for sale in Williamson County are closing much faster than they did in September 2011 and the four year trend for our area is exciting.

Average sales prices for homes are stabilizing and increasing. Williamson County continues to be a driving force in local Real Estate markets with single family residential closings increasing by 26% compared to February 2011.  Within the County, Brentwood Tn. saw 36 closings ( 63 pending) with an average price of $556,578 after an average of 120 days on the market.  The highlight of the Brentwood market continues to be the "Brentwood South" area with the incredible popularity of executive communities like Taramore, Sonoma and Inglehame Farms.

Even more great news can be found in the Franklin Tn. market, where there were 94 single family home closings and another 117 homes go under contract after only 93 days on the market!  Total number of homes sold in Franklin are up 7.7% over February 2011 and in the Cool Springs 37067 zip code the average home sale price is up a full 8.2%!  Cool Springs corridor neighborhoods like McKay's Mill, Ashton Park, Avalon and Carronbridge continue to be popular among new residents relocating to Williamson County!
